Foundation Replacement: Common Questions
Replacement is the answer only when the foundation is too deteriorated to stabilize: severe widespread cracking, crumbling block or concrete, major settlement, or advanced water and structural damage that repairs cannot reliably hold. For most homes, targeted repair and reinforcement is enough; full replacement is the exception reserved for the most severe cases, and an inspection is what tells the difference.
The home is carefully lifted and supported, the old failing foundation is removed, and a new footing and foundation are built in its place before the house is set back down.
